A major upset in December, as surprise entry Thailand knocked the United Arab Emirates off the top spot in TheMoveChannel.com's investment property watch list, which charts the level of interest in certain properties and countries from visitors to the site...
Thai it, you might like it
Exotic Thailand is Asia's top tourist destination and offers a world class tourist industry at affordable prices, making it a magnet for holidaymakers and property investors alike.
Recent events in Thailand have not helped its cause as a flourishing tourist market - hoards of tourist were trapped in the country for weeks as political protestors took over the airports.
As the Thai economy relies so heavily on the revenue generated from tourism, any negative events that could potentially damage this lucrative sector could prove lethal.
Despite recent upheavals, Thailand has managed an impressive transformation from exotic long haul destination to sophisticated tourist and investor destination with a universal appeal.
Beautiful unspoilt beaches, stunning natural scenery, tropical climate and low cost of living entice millions of holidaymakers each year to the country.
If you are considering more than just a holiday and want to invest in Thai property, the country is a promising bet - it is the largest growth market in Asia and has become one of the Asian economic leaders, with strong business links with China.
Thailand has already attracted significant foreign investment due to its solid as business links and good education and healthcare system.
The relatively undiscovered nature of Thailand means that property prices here remain far below those in the more established European markets, though they have witnessed relatively strong growth of late.
Dan Johnson, Director of TheMoveChannel.com, said, "The absence of UK, Spain and Bulgaria in December's top 10 properties shows the changing tastes and profiles of our investor base.
"Although it was a quiet month by normal standards, seeing Thailand at the top of the pile is a first for TheMoveChannel.com - rightly or wrongly, in the context of a major global upheaval, the domestic problems in Thailand perhaps don't seem like such an investment threat to many prospective purchasers.
"2009 will be a year when many investors struggle to come to terms with risk assessment, as the old rule book appears to have gone out the window," added Mr Johnson.
Egypt
Egypt is becoming a sought after investment opportunity thanks to the efforts made to improve infrastructure and to developments in the country's tourism sector.
A popular tourist destination, Egypt can provide you with a strong rental return on your investment property and, following recent reforms, the property purchasing process is now far more straightforward and transparent than it once was.
Other reasons to invest include property prices that remain affordable, warm desert climate, excellent diving and outdoor activities, stunning scenery, beautiful beaches, rich culture and easy, quick access from many international airports. Egypt also offers a low cost of living compared to other equivalent countries and has experienced a good economic growth over the last few years.
Costa Rica
Costa Rica made an appearance on our property investment chart in December. The country is fast becoming one of the next property hot spots with international property investors eagerly anticipating a big boom in the country.
With the slow down in the US economy due to the collapse of the sub prime mortgage lending industry, many US investors who would ordinarily make their money at home are looking abroad for safer markets with bigger potential profits. Thus, Costa Rica has grown in popularity.
The climate and beautiful scenery which includes everything from rainforests to volcanoes to beaches ensures that tourism in Costa Rica looks set to remain a prosperous industry for the foreseeable future which drives up demand for property.
Costa Rica is considered by many to be the strongest democracy in Central America with an independent judiciary ensuring the rights of investors. Unlike many other countries Costa Rica also allows 100 per cent foreign ownership making it easy for US citizens buying investment property in Costa Rica.
Patrick Visser, Sales Director at Silva Tree, which specializes in green and ethical investments and is the developer behind the Costa Rica investment opportunity featured on our chart, said, "In the current market, more and more people are looking for alternative investments.
"With such high returns and low prices, buying rainforest in Costa Rica is a highly profitable way to help the environment," added Mr Visser.
Other movers and shakers
Old favourite France only managed to grab fifth place in December's list, followed by Turkey in fourth place, a fall of two places - proving people had had enough Turkey by the time December rolled around. The country also made another appearance at number nine.
The UAE nabbed fifth and sixth places and, whilst Portugal took the top spot two months ago, in November it had to make do with eighth place.
Bringing up the rear in tenth place was India.
